Townhouse is a traditional type of residence building in New York City. Its characteristic is the shared common walls with next door neighbors. The houses thus are linked to form street and street façade.

A growing family in need of living quarters with ample open space not willing to relocate outside of New York City provided the impetus for erecting this townhouse.

The site was inherited and located in Little Italy – an old section of the city where typically streets and lots are narrow. The new construction was an infill on an empty lot between a standard six-story walkups tenement and atypical two-story mixed use building.

The zoning allowed construction only maximum sixty feet deep which was governed by maximum lot coverage of 60%. The townhouse rose up to six stories in order to create about seven thousand square feet of habitable space.

A shortcoming of a traditional townhouse plan is the lack of daylight in the middle section of each floor where natural light is insufficient or the interior space is blocked by front and back rooms. Therefore an atrium in the middle section whereby floors were removed to be connected to a skylight at roof level was to bring light into deep interior.

The first floor was designed mainly as a commercial store and the rest of the floors were zoned for daily use and occasional use on the lower two floors and the three uppermost floors respectively.

The plan of the uppermost floors was zoned to respond to the street and rear yard conditions. Each of these three floors was zoned into three sections. The front sections were designed for activities of less private nature and the rear section was reserved for private use. A three story atrium comprised the middle section that separated the front sections from the rear sections connected only by bridges.

It is here when one stands in the atrium, one senses an open space extending the full length from floor to the skylight ceiling. The front sections as seen from the atrium are porous open floors; their edges articulated with balconies and stairs. In contrast, the view of the rear section is one blank wall punctuated only by the entrances, slit windows and connections of the bridges. This blank walls fold in and out to achieve an appearance of an isolated building inserted into the atrium. The visual interest is achieved by the tensile force between the opposite treatments of the front and rear sections and the compressive force between the two parallel side walls all acting upon the atrium. All the forces seem to release upwards to the skylight accentuating the openness of the space that is flooded with light.

当站在中庭时,就会感受到从地板延伸到天窗的全部空间。从中庭看到的前面部分是多孔的开放式楼层; 他们的边缘与阳台和台阶连接。 相反,后部的是一个仅由入口,缝隙窗口和天桥的连接点缀的空白墙壁。这空白的墙壁折叠的外观实现一个相似插入中庭独立的建筑物。中庭的视觉兴趣来自全用于中庭的前部和后部之间的张展力相对处理以及两个平行的侧墙之间的压缩力。所有的力量似乎向上释放到天窗,强调了开放的空间充满了日光。
